You may have noticed that much of our site is organized according to the various counties that comprise Central Virginia. There is quite a distinction in the homes of each Central VA county. Unlike other areas of the state/country where real estate is considered more in terms of “neighborhood” or “school district” or ‘subdivision”, Charlottesville home values tend to follow ‘counties’.

The actual City of Charlottesville is quite small in acreage but its outlying county population gives it size. The legal boundaries of the city of Charlottesville make its size only about 10+/- square miles, and it is packed with the University of Virginia, a downtown mall area, a Rt. 29 commercial corridor…. resulting in smaller lot sizes available in Charlottesville as well as many older homes (hey, it’s Thomas Jefferson’s town, it’s been around awhile!).
If you need to be within 20-30 minutes of Charlottesville for a job or for hospitals or shopping etc… Albemarle County will be your main resource, because Charlottesville is nearly centered in the middle of Albemarle County with about 20+/- minutes to drive to the next county in any direction.
If you want mountain views, you’ll find that in several counties – – Albemarle, Greene, Madison, Nelson, among others. A search in those counties will provide much more meaningful results for you. If you are looking for a farm (whether horse, cattle, timber, vineyard)… those ideal properties require a certain type of soil or elevation or configuration. Or do you need to transport your horses via an interstate highway? Do you need level land? Or here’e a common pitfall for newcomers: they will locate a listing for 40 acres of land somewhere like Nelson Co, thinking it will be their retirement farm…. only to discover that 38 acres of the 40 acres are nearly “vertical”, as in, climbing a wooded mountain.
And also there is the local custom by which realtors stake out the areas where they will become experts. Some realtors stick with country club neighborhoods or just the county where they live; others drive hundreds of miles in search of the perfect acreage. So there are many reasons why we offer you the ability to see for yourself how our counties differ, and we hope you’ll appreciate the convenience of separating your search results into areas where you might be most successful.
